Management by Lori

If you're reading this page, then chances are you are, or shortly will be, seriously considering whether or not it would better (or easier) for you to temporarily rent your home out rather than sell it (or stay living in it for that matter).  You might be absolutely right, however most owners don't thoroughly consider the various long term effects and costs prior to making their final decision to rent.

After Many Years of resisting property management for various time-allocation reasons, Lori was finally convinced by a friend and client to say "yes" several years ago.  After months of careful consideration, I was able to propose management criteria that allow me to retain balance in my life, while maintaining the same high standards of customer service--a level rarely applied to the field of residential property management. 

If you are looking for a property manager who is a step above, so that your home *consistently* receives well-considered and thorough attention, then you may want to consider interviewing me for the job.   For a number of reasons, in order to qualify for management consideration, the property must meet the following criteria:

  • It must be a single-occupant dwelling, cabins, condos & single family homes are ok.  It can not be a 2,3, or 4+plex. 
  • More than 1 detached dwelling can be on a single peice of property is acceptable, but can not share ANY resources other than lot or access.  (So a shared driveway is fine, a shared sauna, dumpster or bathhouse is not).
  • For reasons of preparedness & tenant disclosure, the property must have a well-documented maintenance & utility history, and/or must have undergone applicable general home, electrical & mechanical, as well as water & wastewater inspections within the past 5 years.
  • An owner will be required to bring all systems up to date from a general maintenance standpoint (examples include but are not limited to: septic pumping, HRV service, toyo/monitor service, furnace/boiler service, etc).

... In other words, I do not consider properties for management for which there are no records and also that haven't been kept up to an average or better standard.  I provide a superior level of involvement  in watching over others properties, therefore I ask my clients (the homeowners) to commit to and demonstrate the same level of involvement.

I'm very thorough and detailed...therefore I'm not for everyone, but if this sounds like a level of service you want, but haven't found, then you are encouraged to take a moment to contact me--it typically takes no more than 2-3 short conversations and 1 meeting of approximately an hour for us to determine if we would work well together.   -Lori Price
