Rental Terms:
Lease: Lease period through Summer 2010.

Rent: $1325/month + owner pays up to $350/month in heating costs.  Costs above that amount are the responsiblity of the tenant.  Yes, this amount is well below what you would expect for this size of a home due to having only 1 bedroom, the cosmetic limitations.

Income Qualifications: Per the owner, rent may not exceed 40% of the Renters gross monthly income.

Deposit(s): $1275 Security Deposit, $350 pet deposit for each dog (Yes this is a deposit, not a "Fee" and is refundable if there is no pet damage at move-out).  For Cats, the deposit amounts are: $350 for the first, $175 for the second and negotiable for the third.

Credit & References: Both will be checked--although perfect/good credit is not a requirement, this owner is looking for evidence of responsible payment habits nowadays even if you had some challenges in the past, a recent 3-bureau credit reports must be submitted with rental applications.

Cable Ready:  Yes, per the current tenants, GCI cable is available here (TV cable and/or cable modem), current tenants had service box installed.  Call GCI with the address for more information if you have specific questions.

Avg Utilities: The house is heated by a recently installed (2004) Hot Water Baseboard boiler system. Average heating oil consumption over the last several years is: 250g/mo Nov-Feb, 130g/mo Mar-Apr, 60g/mo May - Aug, and 130g/mo Sept/Oct.  A reconciliation is conducted at move-out or lease renewal, whichever is first.  If the tenant used more fuel than the multi-year average (for example if you like to keep your home particularly warm) then tenant will pay difference upon move-out or lease renewal.

Electric averaged +/-$80-90/month when the owner lived there over the course of 3 years (but rates have gone up since then), prior tenant had some high electric consumption habits (shop/power tools, computer network, etc) but since they moved out averages are back around $85-$130 mark.  Stove is propane, and hot water is pre-heated by boiler.

Water:  Private Well is currently undergoing control system upgrades to maximize the output capacity from the well.  It is projected that these system changes will provide plenty of water (300 gallons/day), but until that work is completed and the final outcome is known (expected sometime in late July), this is a 500 gallon water holding tank property and tenant is responsible for their own water deliveries.  Transfer pump & hoses available if tenant wishes to haul their own water.

Drive-by Instructions: Highway north past Chena Hot Springs Road, Go to Gilmore Trail, Left on Westwick (homemade brown street sign tacked to a tree) 2nd OR 3rd driveway on the right (it’s a circular Drive).
