Rental Terms:

Lease Period: Lease required through Summer, 2010 (lease-end date is flexible within summer months).  Please note that the owner does plan to have this home be a rental for longer than 1 year, however in the state of Alaska, residential leases are only valid for 1 year, so if you are looking for a longer-term rental situation, this home is still a good candidate.

Avg Utility Costs:
Fuel: The fuel usage history from 04 – 08 shows average use of 1187 g over 40 months, which averages out to an amazingly low THIRTY (30) g/mo.  The owner controls fuel deliveries (automatically) and a monthly fuel stipend will be paid by tenant along with the rent.   The owner did burn wood to help heat the home, but not on a daily basis, therefore the fuel stipend will be initially based on a predicted 45 g/mo, with a mid-winter review to make any necessary adjustments based on actual renter's usage habits and any seasonal changes.  Due to the extremely efficient monitor/toyo heaters located on the main & lower levels of this home, the well-insulated construction & periodic woodstove use, means that you have vastly reduced heating costs!  If you use less fuel than you paid for, any extra you paid will be reimbursed at move-out or lease renewal.  If you like it particularly warm & use more fuel, that will be due to owner at lease-renewal or move-out. 

Electric:The owner’s average electric bills (single occupant) from 2007-2008 were:  $74-110/month. 

Water/Sewer: Water is provided by a buried 1500gallon water holding tank.  Costs depend on personal water consumption habits & whether or not you haul your own water in your truck or trailer (as low as 1.5 cents/gallon)...or if you have it delivered (+/- 8-9 cents/gallon).  Even 2 adult water-aware users will typically use at least 1000g/month (depending on habits, hobbies and number of occupants)

Deposit(s): $1245 deposit, $350 pet fee *per approved pet*  Yes, this owner will consider *no more than 2 total pets, *DOGS ONLY*.  (100% caged pets such as turtles, fish, birds, etc will be considered on a case-by-case basis)

Background Check: Credit & Background check will be run on applicants at a cost to applicant of $53.00 for each individual, or $68.00 per married couple (must both have the same last name).  Although we do check credit, we do not necessary require "AA" credit if there are other compensating factors and good reasons for past credit record “issues”.

Drive-by Directions: Please note that an in-person drive-by of the property is required PRIOR TO scheduling a showing appointment.  Take Farmer’s Loop (From UAF end) turn onto Ballaine Road, (L) at Goldstream (Vallata Restaurant), (R) on Jones Rd (Directly across from Ivory Jack’s Restaurant), follow Jones road until the road takes a 90 degree left turn (this is Waldheim), continue up, watch for “Howling Dog Trail” (normal green street sign) on the left.  The driveway will be the first left after Howling Dog Trail (look for signs).

Financial Requirements: Rent may not exceed 1/3 of the tenant's gross monthly income (so a minimum of +/- $3750+/mo)
