Basic Description: This is a spacious single level home in a VERY private setting on 2.5 acres bordering huge tracts of public lands. The master bedroom is enormous, 2nd bedroom is ample and although the 3rd bedroom is somewhat small - it has an attached alcove that is almost as large as the bedroom, making the total size very convenient. Virtually all of this home has vaulted ceilings, which is a wonderful bonus during the dark winter season - AND it has a brand new Toyo space heater, recently installed to replace the older model - so the fuel consumption is likely to be even LOWER than the historical averages listed below.

You'll be hard pressed to find a more private end-of-road location: what a great place to view the Northern Lights this winter! This home is located on 2.5 Acres about 2+ miles up off of Goldstream Road - and practical commute times to town/Ft. Wainwright will set at just about 25-30 minutes in average driving conditions at posted speeds.

Fuel: This home is heated by a compact and efficient Toyotomi (toyo) digital space heater, known for their miserly fuel consumption. The fuel usage history for this home is on order and should be posted shortly (as of 9/26) For those of you who are not local, current fuel rates are about $3.60+ (ish)/gallon. Fuel payments are handled this way: projected fuel cost will be calculated, the owner hassles with fill ups, not you and we collect an even monthly projected amount to make budgeting easier, and will settle up any actual differences apx. once every 6 months. You only pay for the fuel you use!
Electric: The current (last 2 years) average electric bills are on order and will be available shortly.
Water/Sewer: Sewer is private (periodic seasonal pumping will be done by owner), and the water is a water holding tank. Delivered water costs 8-9 center per gallon delivered to your door (you can even get on an automatic fill plan once you have settled into a regular usage pattern), typically with a 900 gallon minimum. If you are set up to haul it yourself, it can cost as little as 1.5 cents/gallon. Costs will vary based on your own personal water use habits & delivery method, but 1000-1500g/month is a conservative average for a medium sized family those who have well developed water-conservation habits.
Trash: No charge/No pickup: You haul your own to the local transfer site located at the corner of Steese Hwy and Farmer's Loop.
Road Access: Please note that Jones & Waldheim road is well maintained up to about 1.7 miles in by the local road service area (funded by property taxes) but a good portion of the legal access to this home across private land (with permission) that area homeowners share to reach their properties. These areas of the road do not have any formal or official road service agreement, and 4 wheel drive may be necessary at certain times of year in winter if no one does any snow clearing on those sections of roadway.
Data/TV Connection Information: The owner had access to high speed internet with DSL phone-based broadband available from ACS. TV reception may be limited due to this home's location. The TV satellite/dish seen in photos just behind the home was present prior to the owner's purchase a few years ago and has not been used by them.
