Joseph & Trina are seeking an extremely well kept and upgraded (older or newer) home with a VERY close commute to UAF.  The home must be on public/city utilities and be in, or exceedingly close to move-in condition (a little flooring or paint work that is needed would be okay)  While a somewhat newer home will have much more appeal to them, they are happy to consider very well maintained homes that are a bit older (2x6 or better, please) if they have had at least one (preferably two) of the following:  boiler/energy upgrades, window upgrades/replacement, shingle replacement.

Absolute minimums are: Detached single family home with 3 bedrooms PLUS one additional room (such as office/den/familyroom/4th bedroom, etc), 1.75 bathS, and 1600+ SF of livingspace, and a heated 1 car garage.

Additional bonuses that would persuade them to go higher in price towards the $325,000 top end would be a double car garage, lots of "volume" (some spaces with higher/vaulted ceilings), much newer construction and plenty of natural light. 

No properties with setback, encroachment or other zoning or covenant non-compliance issues, please.
